A design-build remodel of an existing 36,000 SF building. It began with the demolition of a fully built-out 36,000 SF tenant improvement (TI). Following demolition, a new 1,151 SF spec TI was constructed within the building. The new suite includes two offices, a break room, two ADA-compliant restrooms, and an open area. Improvements also included installation of a new HVAC unit, new flooring, full interior painting, and exterior painting of the building. The space was designed to accommodate a potential single tenant requiring substantial warehouse and docking space, with flexibility to divide into multiple suites in the future.
This design-build project involved a build-out of a new 800sf metal building to be used as a maintenance room. The building included a new concrete slab, a metal building with one man door and one rollup door, a new 200-amp panel, lighting and power, plumbing for a new sink and cabinet.
A 4,172 sf. design-build remodel of an existing TI space. The project involved adding (4) offices, (1) conference and (1) IT room, and (1) break area into an existing TI that had a few offices and a big open area. The space included rerouting the existing HVAC, adding power for the new offices, plumbing for the new break area, and flooring and painting of the whole suite. This suite was built to collaborate with multiple IT companies in one suite. An up-and-coming company can rent out a space without paying rent on a whole building or space.
Located in Sacramento, CA is a design-build project that converts a 15,092sf church into a modern private preschool facility for Merryhill Schools. The project includes full demolition of the interior space, new interior classrooms and restrooms, full electrical upgrades, a new mechanical system, a new fire sprinkler and fire alarm system, a new elevator, new playgrounds, and extensive ADA and site improvements.
Located in Folsom, CA, features an extensive office tenant improvement. The suite spans 5,357sf and includes 14 offices, 2 conference rooms, 1 full kitchen, 1 IT room, 1 storage room, 1 copy/file room, an open cubicle area, and a welcoming lobby. The office building itself is a two-story structure totaling 54,000sf.

6661– 6681 Blue Oaks Blvd located in Rocklin, CA are a series of full buildout buildings of a shopping center framed with lumber. These buildings were built as empty shell buildings, so future tenants could build out the sizing of each suite to fit their preferences. Throughout the years, we built out spec TI’s and customized TI’s for the customers in all 3 buildings.
Located in Rocklin, CA is a full buildout building that is framed using lumber. Buildings 3730 – 3718 Atherton Rd. were built as empty shell buildings to start, so future tenants could build out the sizing of each suite to fit their preferences.
Located in Rocklin, CA is a 2,500sf. spec TI built in one of the empty buildings. It has (2) ADA restrooms, (1) break area, (4) offices and an open space. This TI was not built for any individual tenant and showcases a spec TI design. It was designed to be leased as one suite or divided into two.
Located in Woodland, CA is a 53,000sf. spec concrete Tilt Up building. This building was built as an empty shell building, so that future tenants could build out whatever size suites needed.
Located in Rocklin, CA is a 2,500sf. spec TI built in one of the empty buildings. It has (2) communal ADA restrooms, (1) break room, (4) offices and an open space. This TI was built for a specific tenant where we helped design out the suite to their requests and preferences.
